Making an offer is saying to the seller that you are willing to pay a specified amount for their home. In this step you will sit with your agent and go over the numbers looking at recent sales, pending sales and active listings. Based on this information you should come up with a good faith estimate of how much the property is worth.

You do not want to make an offer to find out after you pay for an appraisal that the property is worth way below the listing price.

The seller might not want to sell, and you just waisted money paying for an appraisal. So, it is good to have a good idea of how much the property is worth before you make an offer. Most sellers who try to sell on their own without using a realtor usually ask for way more than the property is worth. This is another reason why you should always use a realtor when buying a home especially when making an offer.
